01Kick-off
Definition of scope, responsibilities, base budget and target date. Who does what, in writing, before anyone starts.
Method phases and site sequence are not the same thing.
The phases above organise the whole project, over months. Within the execution phase runs a second sequence, over days: kick-off, infrastructure, flooring, finishes, installation, assembly, final clean and handover. That's the site sequence, the same on every project. One is the plan; the other is the day-to-day.
With four mechanisms, not with a promise.
Trades are reconciled on paper before the site opens.
Licensing and the centre interface run in parallel with the design, not at the end.
No trade starts without a prior contract.
Supervision is done through numbered visits, so a deviation is caught on the second visit and not on the eve.
- If the client changes the scope after the award.
- If a pre-existing condition appears that wasn't detectable on the site visit: hidden infrastructure, a structural problem, contamination.
- If the shopping centre, the concessionaire or the licensing authority imposes a new requirement after the award.
