We take on the full build-out of the commercial space: design, licensing, works, equipment and handover of the keys.
Who it's for
For brands opening, remodelling or converting commercial space.
- Food & beverage
- Franchises
- Retail
- Shopping-centre tenants
- Offices
- Clinics
- Gyms
The numbering is information: there is a real precedence between them, and it's that sequence that ensures the space opens on the agreed date.
Kick-off
We define scope, responsibilities, base budget and target opening date. Who does what is put in writing before anyone starts.

Kick-off

- 02
Design
We contract and coordinate architecture and engineering, through preliminary study, approval, revision and execution design. Services are reconciled on paper before the works open. This is where extras are avoided.
- 03
Licensing & Shopping Centre Interface
Site visit, reading the technical brief, drawing up the protocol, submitting the designs to the centre and following the concessionaire's validation. It's the phase where openings slip in the market, and the phase we master step by step.
- 04
Budgeting & Award
Budget by trade, comparative analysis of proposals and a documented decision. The client sees what they are buying, line by line.
- 05
Execution
Hoarding, demolition, energy, water and data infrastructure, waterproofing, HVAC, security, flooring, finishes and joinery. The works run in a fixed site sequence: kick-off, infrastructure, flooring, finishes, installation, assembly, final clean and handover.
- 06
Equipment & Suppliers
Specification, purchase and receipt of equipment (refrigeration, counters, furniture) and technology commissioning: network, POS, TV and CCTV, connected and tested.
- 07
Handover
Technical checks, final visit and handover of the keys.
Site Visits
Site visits are essential to guarantee the quality of the whole fit-out process, from start to finish.
The store opens with everything switched on.
Network, POS, TV and alarm are part of the works. They are installed, connected and tested before handover, with supplier lead times managed by us. A POS that arrives three days after opening is a store that isn't selling.
What you get in the end
It's not just a finished space. It's an asset ready to operate and generate revenue: technically validated, legally compliant, with design and execution reconciled, and with no administrative blocks to opening.
Who carries out the works
Plenno takes on the works under a single contract and answers to the client for the result. Physical execution is carried out by technical operators contracted, coordinated and supervised by Plenno, selected by works history, local capacity and documentary compliance. No trade enters the site without a prior contract.
